Brick-Block Silane/Siloxane Premium Sealer

There are two categories of clear brick coatings: film forming sealants and penetrating water repellents. Film forming sealants create a continuous barrier on the surface of the brick and mortar. They block the tiny passageways in the brick and mortar. Not only will they stop water from getting into the brick, but they also stop water from getting out. These compounds frequently contain acrylics, mineral waxes (paraffin), urethanes, and silicone resins.

Water repellents work in a different way. These products are designed to penetrate deeply into the brick and mortar. They can reach as far as 3/8 inch into the surface. They coat the insides of the tiny passageways in the brick and mortar. However, the passageways remain open to vapor allowing the brick and mortar to breathe. These water repellents often contain silanes, siloxanes, or a blend of these chemicals.

Brick Sealer Application

A brick chimney is made up of brick and mortar, which are naturally porous materials. They absorb a large amount of water regularly, especially when driven by hard winds. If unchecked, water will seep into the inside of a house’s interior and damage the carpet, drywall, framing, etc. Water can also be trapped within the brick and mortar and then freeze during winter time. When the water freezes to ice, it expands and can lead to a breakdown of the chimney’s mortar and brick.

To inhibit infiltration by water, treatment with a good water repellent is required. Obtain a water repellent that is made from a silane/siloxane compound. These water repellents are excellent for sealing brick from water. They are also completely breathable, allowing any water vapor from the inside of the chimney or home to escape rather than be trapped within to condense and cause damage. Additionally, these water repellents do not alter the brick’s color and appearance.

Application Tips

  1. Ensure the mortar joints are intact and in good condition. If they are cracked, unbounded, crumbling, etc., they will then have to be tuck pointed, that is fixed with new mortar.
  2. Before applying the sealer, remove any dirt or other debris from the brick and mortar. Doing so facilitates the proper absorption of the sealer by the brick and mortar.
  3. Use as appropriate a brush, roller, or sprayer for applying the silane/siloxane sealer Normal application rates are 100 to 150 square feet/gallon. If done correctly, the application will not allow ponding on the brick chimney’s surface.
  4. Allow the silane/siloxane sealer to dry without rain or subfreezing temperatures for at least 24 hours. With a proper application, the brick and mortar will be sealed from water in 3 to 5 days.

A brick chimney is a cherished aesthetic feature of any house, but it is vulnerable to water. Treat it with a water repellent, and you will extend its life and protect your home from water damage.
